Chihuahua.- The demand for rental housing has skyrocketed in the city of Chihuahua, which is largely due to the fact that the amounts of the loans granted by Infonavit are insufficient to purchase a house, said Daysi Portillo, a real estate consultant, who added that this has caused rental costs to rise.
The real estate expert explained that the credit granted by Infonavit is insufficient for many workers to acquire a home, which is why they need to rent and it is the rental houses of less than 10,000 pesos that register the greatest demand and there is a battle to get.
“More affordable properties are needed to rent and continue to provide that service, since people are running out of renting houses,” he said.
He pointed out that the scarce supply of houses for rent of this level that is currently experienced, forces people to live with family or friends, waiting to find a home.
The demand is not only observed in houses for rent below 10,000 pesos, because according to real estate consultant Javier Torres, houses between 10 and 20,000 pesos are currently rented in a period of one week.
He added that this year the price of rents increased between 15 and 20%, in what he considered influenced by the increase in the costs of construction materials that raised the prices of houses.
Javier Torres considered that the high demand for rental houses derives from the fact that in Chihuahua people buy a home to live in and not as an investment.
Meanwhile, Jesús Manuel Gamboa, an expert in the real estate sector, attributed to the arrival of executives in the city derived from the phenomenon of nearshoring and the fact that young people postpone the decision to acquire a property, the boom in demand for rental houses in the city. The expansion of the rental housing market is also explained, he said, by the increase in the values of new and used homes, so that renting is a more accessible alternative for many people.
