For the first time in many years, a non-profit housing project with rental and hire-purchase apartments is being built in Fussach. The allocation is made by the municipality of Fußach.

In Fussach, 41 apartments, 23 of which are rental apartments and 18 rental apartments with a purchase option, are being built by Rhomberg-Bau on behalf of the Alpenländische Gemeinwohlige WohnbauGmbH. These can be bought by the residents in the sixth year after moving in. The allocation of the apartments – in accordance with the current housing subsidy guidelines – to the new residents is carried out exclusively by the municipality of Fußach. Mayor Peter Böhler: “Even if there is still some time until the residential complex is built in 2024, we are intensively addressing the need for affordable rental apartments. We already have a waiting list, but it is constantly changing. The apartments are allocated according to the requirements of the state of Vorarlberg, and all applications are processed by the Fußach municipal office. We are already looking forward to this high-quality project, which will be implemented while preserving old trees!”

Protective Trees
The residential complex was planned by Reinhard Drexel (office drexel architekten ZT OG) from Hohenems. The construction project on Bundesstraße 54, 54a, 54b consists of three buildings. The gas station that used to be here was demolished a few years ago. A row of trees several decades old, which will also have a protective and filtering function on the street for the new buildings, was deliberately left standing. Behind the row of trees, an elongated, three-storey structure accompanies the course of the state road and shields the outside space behind it from noise and hectic. On the street side, access is via two arcades and one elevator each for barrier-free access to the apartments. The total of 23 apartments are designed in such a way that the living and sleeping areas are on the side facing away from the street. Each apartment has a quiet terrace or balcony. The spacious outdoor area remains almost traffic-free and thus creates a large space for playing children

Timber construction and underground car park
The infrastructure rooms (underground car park, drying room, technical room, cellar compartments, large bicycle room, motor parking spaces) are located in the basement. The pram rooms are on the ground floor, bicycles can be accommodated in the entrance area, and a common room is also planned. All three buildings will be constructed of wood. The basement areas are connected to the underground car park for 42 parking spaces. The spacious bicycle rooms are also centrally located in these garage areas, as well as some parking spaces for mopeds and motorbikes. The high quality of the development and the use of high-quality materials together with optimal apartment floor plans guarantee the residents maximum comfort, tranquility and individuality. It is heated with air heat pumps, which are supported with electricity from the photovoltaic system. Controlled living space ventilation systems ensure a high air quality in the apartments, so that window ventilation is possible, but no longer necessary. The facility will be completed in 2024.
