Although during the pandemic the prices of rent of houses in the Mexico City experienced a considerable decrease, since the end of 2022 and with the entry of 2023 they have returned to increase. Even the growth in the cost of leasing real estate in upper-middle-class neighborhoods has caused the same phenomenon in popular colonies due to their proximity.

Through social networks, a user announced the price for renting an apartment in the Central Axis Lázaro Cárdenas, at the height of the Doctores neighborhood. However, he expressed surprise to note that the cost was MXN 16 thousand for a space of 41 square meters, a bedroom and a bathroom. “I never thought I would see these prices at the doctors,” he wrote @Sebashluna.

The increase in the cost of leasing has not only occurred in the aforementioned neighborhood. In fact, due to its proximity to other colonies such as the Rome and Countessin some areas that have historically been characterized as being popular, the increase in cost by concept of rent of the houses.

According to a table released by the page vivanunciosthe neighborhood with the highest average cost of rent is the cuauhtémocwith MXN 23 thousand 326while the cheapest was the Buenos Aireswith an approximate monthly cost of MXN 9 thousand 900.

The second most expensive neighborhoods to rent was found in Centerwith a price range that goes from MXN 13 thousand to MXN 17 thousand 214 for a two-bedroom, one-bathroom apartment. Meanwhile, the third step was the colony scandon Well, in other places like real estate 24 and lamudi costs were found between MXN 10 thousand 500 and MXN 15 thousand.

In the colony San Rafael the range goes from MXN 14 thousand and MXN 18 thousand for a two-bedroom, one-bedroom apartment. Meanwhile, in the colony doctors a house with the same characteristics can be found among MXN 7 thousand 500 and MXN 16 thousandwith an average lease of MXN 12 thousand 688.

One of the main reasons why the price of rents in the Mexican capital has increased responds to the economic principle of supply and demand.
