In a context where the availability of industrial spaces is at its minimum levels, with markets that report a vacancy of less than 1%, thanks to the push of the nearshoringthere are still regions that have properties available.

According to an analysis by the Solili firm, at the end of April of this year, there were about 1 million 620,000 square meters (m2) of industrial spaces in the country, where Mexico City and Guanajuato stand out for having greater availability compared to other markets, such as those in the north.

“Vacancy has been one of the indicators that immediately reflects the pressure generated by the search for industrial ships in Mexico”, can be read in an analysis of the firm.

According to Solili, the two regions with the greatest availability of industrial space have:

  • Mexico City with 318,000 m2 available.
  • Guanajuato: 266,000 m2 available.

Within the analysis, Solili highlights that, in the case of Mexico City, availability is concentrated in about 100 industrial shipswhere 40% corresponds to industrial surfaces between 5,000 and 20,000 m2.

“Of the total industrial buildings available (in CDMX), more than 40% are advanced in construction,” the analysis highlights.

Likewise, in Guanajuato, around 50 industrial ships available, ranging from 1,000 to 25,000 m2 that will be available to occupy.

“In this important market of the Bajío, 70% of the number of industrial buildings corresponds to class A, which in turn represent three quarters of the available areas,” says the report.

Regarding the measure of availability in percentage terms, Solili records that the markets with the highest availability, with respect to the total of its inventory of industrial spaces are:

  • Guanajuato with 4.1% of its available inventory.
  • San Luis Potosí with 3.9% available.
  • Querétaro with 3% vacancy.

“This advantage of being able to have warehouses available has allowed these markets to attract new tenants to their territories,” the analysis highlights.

The report details that in Querétaro around 118,000 m2 were detected available at the end of April, with more fragmented spaces ranging from 200 to 36,00 m2.

In Monterrey, one of the most important industrial markets in the country, there is an availability close to 146,000 m2, that is, a vacancy close to 0.9%, for 44 industrial ships Available with surfaces ranging from 1,000 to 24,800 m2.

Regarding other markets on the northern border, such as Tijuana and Mexicali, both have an availability of close to 110,000 m2, each with vacancy rates of 0.6% and 3.4%, respectively.
