During various audit work to combat evasion in Real Estate Tax, the Collection Agency of the province of Buenos Aires (ARBA) detected 212,879 m2 without declaringcorresponding to 772 constructions of open and closed urbanizations in high-income sectors of La Plata.

Is about 56 high-rise buildings, 580 luxury houses in different areas of the town and 77 constructions in an exclusive La Plata gated community.

ARBA Executive Director, Cristian Girardhighlighted: “We are intensifying cadastral controls, especially with regard to large real estate developments”, and pointed out that “in these cases of evasion, we have detected that high-rise buildings are being built where there used to be a house and they continue to be paid square meters as if it were a family home”.

“Our goal is that everything that is built is declared and pays taxes accordingly. We have updated the fines and, in the case of developers in violation, they can reach $10 million. These are very important fines, and the way to avoid them is to declare the constructions and catch up,” Girard said.

Among the emblematic cases that ARBA detected is a 2,800 m2 supermarket and a ten-story building that had an undeclared 3,200 m2. In addition, 77 cases were detected within a closed neighborhood in the north of the town, which add up to approximately another 19,000 m2 without declaration and 589 buildings in different open urbanizations of La Plata.

The agency also detected another 55 tall buildings, which corresponds to more than 75,000 meters that were not incorporated into the provincial treasury.

According to the Buenos Aires collection agency, a large part of these luxury constructions were listed and taxed as vacant land. Through satellite technology and face-to-face controls, the agency detected the irregularity and notified the owners of these items so that they regularize their situation within a peremptory period, after paying the corresponding fine.

The operation is part of the inspections carried out by the Collection Agency in high-income sectors of the Province during the last two years, from which more than 10 million undeclared built m2 were found. These operations allowed the provincial treasury to recover more than $1,600 million that was being evaded as Real Estate Tax.
