The Spanish government will put a limit on the price of rents that will be 2% for this year and 3% from 2025, the latter will be based on a new Consumer Price Index (CPI), according to a project of the Law on the Right to Housing that is expected to be approved at the end of this month.

The project was carried out after an agreement between the alliance of the Spanish Socialist Workers Party (PSOE) and Podemos with the regional parties Bildu, corresponding to the Basque Country, and ERC of Catalonia.

The measures also contemplate the creation of “stressed zones” which, to be declared as such, require that properties whose mortgage or rental costs exceed approximately 30% of the average household income and that rental prices have increased more than 3% of the Consumer Price Index in the last five years.

“We agreed to cap rents. Expand stressed areas. Reduce the definition of large fork from 10 to five properties. Real estate expenses paid by the owner. Greater protection against evictions ”, mentioned Oskar Matute, deputy of EH Bildu, on his part.

Among other measures, it also highlights greater protection against evictions, for which they will be prohibited without a predetermined date and time, in addition to offering housing alternatives for people at risk of eviction.

Finally, the owner will have to bear the expenses and rental fees and they will be prohibited from increasing the rents through new expenses.
