Given the limited availability of industrial parks that can satisfy the growing demand by companies seeking to relocate in the state, the Secretary of Economic Development (Sedeco) of Jalisco works in alliance with the private initiative to jointly develop this infrastructure in the shortest possible time.

And it is that, according to the Association of Industrial Parks of the State of Jalisco (APIEJ), the vacancy rate of industrial buildings at the end of 2022 was barely 0.2%.

The head of Sedeco, Roberto Arechederra, commented to The Economist that through the public policy Jalisco Tech Hub Act -created for the greater use of nearshoring-, the State will have a 140-hectare piece of land on which the developers will build a “first generation” industrial park to increase the supply of ships industrial.

However, he said, this project will take between 12 and 18 months to start receiving the first tenants, which is why, previously, the agency implemented a linkage strategy between companies seeking to settle in Jalisco and the developers of industrial parks, so that they build speculative warehouses in the shortest possible time.

“The speculative ships are the ones we need in Jalisco. Build large ships that can be modulated according to the needs of my potential client. Those are the ships we need right now. That they are already done, that the company can enter quickly, ”explained the official.

After calling on investors to develop industrial parks in JaliscoArechederra Pacheco assured that Sedeco it has made agreements with most of the municipalities in the state to generate construction permits in less than 30 days, either for parks or for industrial buildings.

“Today, the main municipalities of the metropolitan area have joined this project and it is a guarantee for an investor who wants to set up his plant… The invitation to parkers is to take advantage of the momentum and that this good investment in industrial parks can be give”, said Roberto Arechederra.

The official anticipated that with this strategy, by the month of July, Jalisco could have an inventory of between 400,000 and 600,000 square meters available for companies and, by the end of the year, availability could increase to one million square meters.

“Because in Asian culture, they are quite fast, and when they come looking for an industrial ship it is because the machines are already on their way to the sea; So, their decisions are based on who has the industrial warehouse available and when these machines arrive in Manzanillo, they already know which city they are going to move them to”, he pointed out.
