Energetic modernizations are still planned

Almost three quarters (74.9 percent) of property owners expect that due to the rising building interest rates, planned property purchases or general modernization measures will be postponed. This was the result of a representative survey conducted by Civey in December on behalf of Debeka.

Nevertheless, almost a fifth of property owners (18.1 percent) are planning to modernize their property in terms of energy efficiency over the next two years due to the high energy prices. However, there are significant differences depending on the age group and region. Young people in particular want to invest accordingly in their property: a third (33.3 percent) of 18 to 29-year-olds, and 28.5 percent of 30- to 39-year-olds. In contrast, only 15 percent of those over 65 are planning such measures.

The intention to modernize energy is most pronounced, with over a fifth each in the city states of Berlin, Bremen and Hamburg as well as in Saarland and North Rhine-Westphalia. In contrast, the values ​​in the eastern federal states and in Lower Saxony are the weakest – between 11.8 percent in Thuringia and 15.7 percent in Mecklenburg-Western Pomerania.

“The fact that many people want to modernize their homes despite rising interest rates shows that the high energy prices are increasing the pressure to save costs – in addition to the desire to live more ecologically sustainable, which is certainly also often present,” says Dirk Botzem, member of the board of Debeka Bausparkasse. “These are indeed important investments in the future: they are desirable both privately and socially.”

On the methodology: Civey surveyed 2,500 property owners online for Debeka from December 9 to 13, 2022. The results are representative based on quotes and weights, taking into account the statistical error of 3.5 percent.
