According to the firm, these five acquisitions together generated an economic benefit of 133.7 million dollars during 2022.

1. Zentro Lomas (Offices)

According to SiiLA, in April 2022 the developer of malls and properties for mixed use GICSA, sold this office spacewhich is commercially known as Corporativo Lomas Altas, with more than 29,000 square meters at a sale price of more than 63.3 million dollars.

“At the time of the sale, the property located in the Miguel Hidalgo City Hall of Mexico City had an occupancy of 12.04%,” detailed the firm of real estate intelligence.

2. Prologis Park El Florido (Industrial)

In January of last year, Fibra Prologis announced the acquisition of three properties located in Mexico City, Reynosa and Tijuana.

According to SiiLA, the property in Tijuana is known as the industrial development El Florido, which is located southeast of the border city and has just under 36,000 square meters. The operation was closed for 40.2 million dollars.

3. Juárez Industrial Center (Industrial)

Another property involved in the operation announced in January 2022 by Fibra Prologis is the one corresponding to the acquisition by the trust of the Centro Industrial Juárez, located in Chihuahua and which has more than 17,700 square meters. The amount of the transaction was for 17.5 million dollars.

4. Vallejo Industrial Warehouse (Industrial)

On March 10, 2022, Fibra Prologis acquired an industrial warehouse located in Vallejo, in Mexico City, which has an area of ​​more than 8,700 square meters and which belonged to the Mexican retailer Juguetibici. It is estimated that the amount of the operation amounted to 10.2 million dollars.

5. Querétaro Industrial Park (Industrial)

In line with the dynamism that the industrial market has had in recent months, in April 2022 the DR-ENC company, focused on marketing stamping, plastic injection, painting and assembly products, acquired a warehouse located in Querétaro, with more of 4,000 square meters, and which belonged to the industrial manufacturer Parker.

According to SiiLA, the amount of the operation was for 2.5 million dollars.

“In 2023, investment in industrial properties is expected to pick up in Mexico, especially due to nearshoring; and in the case of offices, the real-estate market seeks to reduce the availability rate,” said SiiLA.
