Kate Middleton and Prince William’s flat share plans during their studies threatened to fail because of the landlady. But then Kate pulled her royal ace out of her sleeve.

st andrews Kate Middleton (41) and Prince William (40) are known to have met at the University of St Andrews in Scotland. Kate, like William, began studying art history there in September 2001. During this time, the two became friends, but it didn’t spark immediately between the current heir to the throne and the Princess of Wales. It wasn’t until William and Kate moved into a shared apartment with two friends that friendship turned into love.

Who knows whether Kate Middleton and Prince William would have become a couple at all if landlady Charlotte Smith had stood in the way at the time. As a sophomore, William and Kate wanted to share an apartment with their friends Olivia Bleasdale and Fergus Boyd. “We had an unfortunate experience with a couple of boys in the flat before and were determined not to have young men there anymore. Broken furniture, broken windows — there was a lot of damage, which really put us off,” recalls landlady Charlotte Smith. But Kate Middleton wasn’t so easily swayed.

I said to this young lady that we really would rather have no more boys, and she said, ‘What if I told you it was Prince William?’

“Very friendly, very charming”: Prince William was able to score with the landlady

Charlotte Smith could not and did not want to deny the future heir to the throne and potential king the roof over his head. She describes her royal tenant as “a thoroughly nice man, very friendly, very charming.” Concerns about the furniture turned out to be unfounded. As it was bound to happen, Prince William and Kate Middleton fell in love and soon after found a more private love nest.

Princess Kate and Prince William spent their third and fourth years of university at Balgove House in Strathtyrum, which is said to be cambridge-news.co.uk owned by a distant cousin of William’s. After a brief separation in 2007, Kate and William reunited, married in April 2011 and are now the proud parents of Prince George (9), Princess Charlotte (7) and Prince Louis (4).
