At the Startpark in Hamburg-Winterhude, the urban district of Ipanema is entering the home stretch. 523 rental apartments are being built on the site of the former Oberpostdirektion on Überseering. Now the rental has started.

Hamburg’s City North is awakening to new life: this year, more than 1,000 people will find a new home where the “Post-Pyramid” used to be. Quantum is now starting to let the 366 privately financed rental apartments in the residential and commercial district of Ipanema.

The 1- to 5-room apartments with 30 – 160 m² are spread over two wavy buildings that meander around a green inner courtyard with beds, open spaces and play opportunities. The special architecture comes from KBNK Architects from Hamburg.

Everything is there: parcel boxes, launderette, bicycle repair shop

The Ipanema is packed with modern features designed to make everyday life easier for the residents: “Starting with parcel boxes that accept my parcel when I’m not at home, to our own launderette in the neighborhood, to free WiFi in the outdoor area of the district,” explains Quantum Managing Director Knut Sieckmann.

The Ipanema also thinks about smart, sustainable mobility: Residents can, for example, rent e-cargo bikes directly in the district. “Your own e-bike can be safely parked and charged in extra e-bike rooms in the underground car park. And if the tire is flat: There will even be a bicycle repair station outside,” Sieckmann continues.

The digital concept of the Ipanema is also special: the rental contract can be signed completely digitally, and the current energy consumption can be checked, communicated with the landlord or the door opened using the Ipanema app. The digitization concept and the app come from the property manager Reos GmbH from Hamburg, which also takes over the rental and management of the apartments. Rents are expected to be between 17 and 23 euros per m². The tenants are scheduled to move in in late autumn 2023.

Living and working on 4 soccer fields

Ipanema is part of the City North master plan of the Free and Hanseatic City of Hamburg. On the site, which was previously used exclusively as an office location, a lively, urban quarter that combines living and working is now being created on an area the size of 4 football pitches. Quantum acquired the 366 privately financed rental apartments in Quartier 2020 from the builders DITTING and PEG for the Bavarian Supply Chamber.

In addition, 157 publicly subsidized rental apartments are being built, which will not be let until later in the year. The Ipanema will be supplemented by its own day care center and commercial space as well as an office tower in which the traditional Hamburg bank Berenberg will have its headquarters in the future.
