In the future, there will be two new milieu protection areas in the Tempelhof-Schöneberg district. The district assembly decided on Wednesday that the area around Wittenbergplatz and an area in the northern part of Mariendorf should be designated in accordance with the social preservation ordinance.

This is intended to protect the established structures of the traditional population. In milieu protection areas, for example, conversion measures that lead to a strong upgrading of apartments are not approved. This includes, for example, the installation of underfloor heating, panorama windows or second balconies.

The area around Wittenbergplatz is limited by:

  • Kurfürstenstrasse
  • Nuremberg street
  • Tauentzienstrasse
  • Ansbacher Strasse
  • Lietzenburger Strasse
  • Kleiststrasse
  • Karl-Heinrich-Ulrichs-Strasse

The new Mariendorf milieu protection area is delimited, among other things, by:

  • Teltow Canal
  • ring road
  • Alt-Mariendorf
  • Mariendorfer Damm
  • Prueßstrasse
  • Westphalweg
  • Eisenach street
  • lark path
  • Ullsteinstrasse
  • Mariendorfer Damm

There are already eight milieu protection areas in the district.

In the debate came strong criticism from the FDP. Her parliamentary group leader, Axel Bering, thought it was wrong to make such a fundamental decision before the February 12 re-election. A wave of lawsuits is foreseeable, said Bering. In doing so, he indirectly referred to a decision by the Federal Constitutional Court, which in November 2021 declared the regulations on the district right of first refusal in milieu protection areas to be unconstitutional. “We are fundamentally against restrictions on tenants and landlords,” said Bering. His group therefore votes against the designation of the new environmental protection areas.
