Construction begins on Gallery at Marti Park affordable housing building

MIAMI – Miami-Dade County, in partnership with Related Urban Development Group (Related Urban), the affordable and workforce housing construction arm of Realted Group, has celebrated the groundbreaking for Gallery at Marti Park (GAMP). , a 176-unit building for mixed-income residents, located in the heart of Little Havana.

“Relieving the burden of housing costs for our residents is a priority for my administration as we develop and redevelop properties to increase the supply of affordable housing in our community,” said Miami-Dade County Mayor Daniella Levine Cava.

“Gallery at Marti Park is a great example of how we are partnering with builders to bring real solutions and more housing units that are affordable for our workforce and low-income seniors”indicated the mayor.

The 12-story building at 450 SW 5th Street is Related Urban’s fourth gallery project in Miami.following the success of projects such as Gallery on the River, Gallery at River Park and Gallery at West Brickell.

GAMP will serve a wide range of income levels, focusing on low-income seniors under the Rental Assistance Demonstration (RAD) program, as well as households earning between 80% and 120% of the area median income (ME). About half of the project’s apartments will be unrestricted, market-rate units.

Gallery at Marti Park is situated on two county-owned parcels adjacent to Site 1 Joe Moretti Phase 2B, a 32-unit public housing site revitalized by Related Urban in 2022.

Developers entered into a 75-year land lease with Miami-Dade County for the site formerly occupied by a one-story community center. Once completed, GAMP will feature a new senior center on the ground floor, serving elderly residents and other low-income seniors in the surrounding neighborhood.

GAMP’s on-site amenity package has been intentionally designed to enhance the living experience and promote a sense of community among its residents. Families and individuals will have access to a private bike storage room, a technology-enabled package room and a fourth-level recreational terrace with panoramic views of downtown Miami. This terrace will offer outdoor grilling areas connected to a gym, clubhouse and coworking center.

“The Department of Public Housing and Community Development (PHCD) is optimizing resources to increase outcomes in a changing environment to deliver housing relief through structure, innovation, metrics and solutions,” said PHCD Director Alex Ballina.

Under the leadership of Commissioner Eileen Higgins, Miami-Dade County rezoned the parcel, unlocking development potential and streamlining permitting.

Miami-Dade County’s rapid project approval timeline (six months for site plan approval and three and a half months for master permit) was made possible by the County’s commitment to expediting construction and zoning reviews for affordable housing.

“I am thrilled to break ground on Gallery at Marti Park, a symbol of my commitment to activating underutilized county-owned land to build desperately needed affordable and workforce housing. On a parcel where no housing exists today, dozens of families will soon have a place to call home,” said Commissioner Eileen Higgins, who said she was proud of the rapid approval of the project, which is expected to be completed in the fourth quarter of 2025.

Related Urban is part of the construction company Related Group headed by Jorge Pérez. Its projects target low- and middle-income residents.

Last October, the county, in partnership with Related Urban, opened 500 units of affordable housing in Little Havana.

Since its founding in 2009, Related Urban has built, rehabilitated and managed more than 14,000 public units. He currently oversees 20 projects in South and Central Florida.
